How to Become a Real Estate Broker, Appraiser, or Consultant?
1. Licensure Examination Requirements
To practice as a real estate broker, appraiser, or consultant in the Philippines, candidates must meet specific qualifications and pass the required licensure examination conducted by the Professional Regulatory Board of Real Estate Service (PRBRES) under the Professional Regulation Commission (PRC).
2. Qualifications for Licensure Examination
Real Estate Broker:
Must be a Filipino citizen.
Must hold a Bachelor’s degree in Real Estate Management (BSREM) or a relevant degree recognized by the Commission on Higher Education (CHED).
Must be of good moral character and have no convictions involving moral turpitude.
Must have completed Continuing Professional Development (CPD) training.
Real Estate Appraiser:
Must be a Filipino citizen.
Must have a relevant bachelor’s degree (preferably in Real Estate Management, Economics, or Finance).
Must have at least 120 hours of accredited training in real estate appraisal.
Must be of good moral character and have no convictions involving moral turpitude.
Real Estate Consultant:
Must be a Filipino citizen.
Must have at least 10 years of experience as a licensed real estate broker or appraiser.
Must hold a Bachelor’s degree in Real Estate Management or another related field.
Must have completed relevant training and CPD credits.
Must submit a comprehensive real estate feasibility study as part of the examination process.

Real Estate Consultant Exam:

Project Feasibility Study and Investment Analysis
Consulting for Government and Corporate Clients

4. Examination and Registration Process
Application Submission – Submit the required documents and fees to PRC.
Approval of Application – PRC reviews the application for eligibility.
Licensure Examination – Take and pass the PRBRES licensure exam.
Results and Registration – Successful candidates receive a Certificate of Registration and Professional Identification Card.
Oath-Taking Ceremony – Newly licensed professionals must take an oath before practicing.
5. Renewal and Continuing Education
Real estate professionals must renew their licenses every three years.
Must complete Continuing Professional Development (CPD) credits for renewal.
Failure to renew on time may lead to suspension or revocation of the license.
